The permanent visa can be the key to your own home

For many Japanese banks, the permanent visa opens the door to a housing loan. We guide and support you on this path — in English (LINE or WhatsApp), from start to finish.

WHY THIS MATTERS

Your visa changes what the bank can offer you

Most Japanese banks look at your residence status before approving a housing loan. With a permanent visa (永주권 – eijuken: permanent residency), many more doors open — usually with better conditions and fewer requirements.
Because of this, for anyone dreaming of owning a home, sorting out the visa is usually the step that changes everything. And with guidance, it is much less scary than it seems.
HOW WE HELP

You do not need to figure out the paperwork alone

Here, Koji Muto personally handles these processes, using his experience of helping many families settle in Japan. We guide and support you step by step, at your own pace.

7 out of 10 families we help arrive with less than ¥300,000. A low down payment (or even zero) is not impossible — it depends on your case.

BUYING

Other real estate agencies treated me coldly. Ji Consulting was the opposite: they explained everything at my own pace. Today I pay almost the same as my old rent, but the house is mine.

Amanda R.Okazaki · in her 30s
DEBT

Mr. Muto told me something I will never forget: there is something more important than the house, and that is the family. A new life began. Thank you very much.

SELLING

We thought we would have to pay money from our own pocket to close the deal. We paid nothing and left with peace of mind. We were right to trust Ji Consulting.

FREQUENTLY ASKED QUESTIONS

Still have questions? We have answers.

Yes, the first consultation is totally free and with no obligation. You only pay if you decide to go ahead with buying or selling a property — and in that case, it is usually covered by your loan.
It is best to book an appointment, as we give priority to scheduled times. But if an advisor is free, we can welcome you without one.
A licensed real estate agent with over 19 years of experience in home loans, plus a financial planner. Koji Muto himself conducts many of the consultations and likes to share real-life experience, including his own past mistakes.
Between 30 and 60 minutes. We listen carefully to your situation before giving any advice.
Yes, of course. We have a small kids’ corner — please feel welcome to bring them.
Sure. Many people contact us just to understand their options, without having chosen a property yet. There is no pressure at all.
For an initial chat, nothing. If you want to do a simulation, it helps to have ready: your residence card (*zairyu kādo*), your health insurance card, and your income certificate from the previous year (*gensen chōshūhyō*) or your pay slips.
Often, yes. Even people with past credit issues can get a loan when the right conditions are met. It is worth talking before deciding on your own that it is impossible.
