Koji Muto, founder of Ji Consulting
Buying a home is usually the biggest financial decision of a lifetime. In Japan, it comes with contracts in Japanese, rules that change from bank to bank, and a question that almost nobody answers honestly: how much can I pay each month without making things tight?
We start right there. Before showing you any house.

WHO WE ARE
The order of these steps is not an accident.
Most people choose a house first and look for a housing loan later. We do the opposite: we start by understanding your income, your work history, and your plans. We find out how much the bank can approve for you, and only then we look at houses. Every home you visit fits your budget.
This may sound like a small detail. It is not. It prevents the disappointment of falling in love with a house you cannot buy, and it prevents costly mistakes—such as applying for a loan at many banks at the same time, which stays on your record and can block your approvals for years.
Ji Consulting was founded in 2005 in Okazaki, Aichi Prefecture, and has focused on housing loans since 2007.
Eight out of ten of our clients are foreign residents in Japan. This is not a specialty we invented; it is the group that has trusted Ji Consulting from the beginning. We offer support in English (LINE or WhatsApp), and we already know the common questions you will face: which visa the bank accepts, which documents to ask for at work, and how contract work affects your application.
We also help with the other side of the path. Since 2008, we have worked with voluntary sales (known in Japanese as nin’i baikyaku, a way to sell your home by your own choice before it goes to a court auction). Seeing both extremes helps us be very careful when advising you on how much you can comfortably afford.

Founder and CEO · 武藤功史
Koji founded Ji Consulting in 2005 and, two years later, decided to focus the company on a single topic: housing loans. For nineteen years, he has been helping families buy their own homes—and, when life changes, sell them.
He personally conducts a large part of the consultations, and he insists on it. During talks, he often shares his own experiences, including the mistakes he has made—he says they help more than any technical explanation.
This also explains the care taken with the timing of the process. When a client is in a rush, our advice is usually the least commercial possible: to wait. A hurried loan application can cost years of closed doors—and no sale is worth that.
Around him, the team brings the qualifications that a complex case requires: licensed real estate agent (takuchi tatemono torihikishi, a licensed real estate agent in Japan), administrative scrivener (gyoseishoshi, a legal specialist who handles government documents and visas), financial planner, and housing loan consultant.
“We want to be the real estate agency that receives the most ‘thank yous’ in the world. And to do that, we need to be the most honest one in the world.”
WHAT WE DO
People come to us through different doors—those who want to buy, those who need to sell, those sorting out their visa, and those struggling with tight loan payments. Deep down, the conversation almost always leads to the same place: loans.
買
Finding the house after knowing how much the bank approves, never before. We also help with buying court auction properties, which follow a very different path from regular sales.
売
Through the traditional way, or with a direct purchase by our company when you need quick cash. The evaluation is free.
証
Guidance and support for your permanent resident visa application, which is usually the step that opens the door to a housing loan. We also explain what is possible with other types of visas.
再
If your payments are too tight, or if the bank has already sent a letter, there is a way out. We do voluntary sales before foreclosure auctions and guide you through the process until the end.
We also do: support for tax returns (kakutei shinkoku, annual tax return in Japan) after purchase.
REGISTRATION
In Japan, no company can sell or buy real estate without a license, and the license number is public. Ours is below, and anyone can check it on the Ministry’s system before doing business with us. We recommend you check it, here or with any other company.
Our license is issued by the Ministry, not by a local prefecture (*ken* – regional government). This means the company has offices in more than one prefecture — in our case, Aichi and Shizuoka.
Public search for licensed real estate agents: official system of the Ministry of Land, Infrastructure, Transport and Tourism.
The first consultation takes 30 to 60 minutes and is free. You can come just to understand your situation — without a property chosen, without the intention to buy right now, and with no obligation afterwards.
If you have small children, you can bring them: we have a space for them.

Videos and stories from Ji Consulting clients in Japan.
Other real estate agencies treated me coldly. Ji Consulting was the opposite: they explained everything at my own pace. Today I pay almost the same as my old rent, but the house is mine.
Mr. Muto told me something I will never forget: there is something more important than the house, and that is the family. A new life began. Thank you very much.
We thought we would have to pay money from our own pocket to close the deal. We paid nothing and left with peace of mind. We were right to trust Ji Consulting.
