Home Loan Denied in Japan? Reasons and What to Do
Did your housing loan application get rejected by a bank in Japan without a clear reason? Learn why this happens and get practical advice from Ji Consulting to improve your chances.
Why did the Japanese bank say “No” to my housing loan?
Did you apply for a housing loan in Japan, but the bank refused your request without a clear reason? Learn why this happens and what to do in this situation. Buying a home is a big dream for many foreign residents, but getting a negative answer after months of planning brings deep frustration.
The worst part is when you ask why and hear the standard answer: “Unfortunately, we cannot tell you the reason for the rejection.” I am Koji Muto from Ji Consulting, and I have worked in the Japanese real estate market for about 19 years. Today, I want to explain how this system works and share a real experience to help you avoid unnecessary mistakes.
Who actually decides on your loan at the bank?
Many people do not know that the staff member who receives your documents at the counter is not the person responsible for the final decision. Banks like Aeon Bank have specific departments focused on shinsa (credit analysis). In many cases, a guarantor company called hoshou gaisha also takes part in the evaluation.
Since the customer service staff often do not have access to the detailed criteria of this internal analysis, they simply cannot give you a clear answer. The bank’s silence, while frustrating, is a standard practice.
Why do banks not reveal the reason for rejection?
Each bank has its own internal rules. Factors evaluated include annual income, job stability, payment history, and the relation between the house price and your financial capacity. The rejection happens because the scoring system identifies that the risk is higher than the limit allowed by that specific bank.
They do not reveal details to stop applicants from trying to change information to trick the system. Also, a rejection rarely happens because of one single factor. It is usually a mix of elements that makes the loan not viable for that institution.
What happens when multiple banks say no? (A real case)
Recently, I helped with a challenging case where a client was rejected by several banks, including institutions known for accepting more complex profiles. We tried all options, including Flat 35 (a long-term fixed-rate housing loan), but the answer was still negative. In moments like this, we see how the lack of transparency in the system can cause great stress for families.
Can old debts cause problems for my loan?
In some cases, we check the past. A common question is if a debt from 10 years ago can stop current credit. In Japan, organizations like CIC, JICC, and KSC record credit history. Usually, negative records stay for up to five years after you finish paying the contract. However, remember: banks can have internal data that is different from these reports. If you had problems in the past, it is very important to check your updated history before trying a new loan.
What should I do if my housing loan is denied?
If you got a rejection, my main advice is: do not apply to multiple banks right away. Each request creates a record that is visible to other institutions for about six months, which can hurt your chances even more.
Check your history at credit institutions: CIC, JICC, and KSC.
Take an honest look at your income, work contracts, and active debts.
Understand that being rejected by one bank does not mean you will never own a home.
For those who do not speak fluent Japanese or do not have at least 20% of the property value as atama-kin (down payment), having the eijūken (permanent residency visa) becomes a very important requirement to increase the chances of approval.
Conclusion: your dream is still possible
Being rejected by a bank is not the end of the road. There are different rules for each institution and ways to adjust your financial plan. If you want to buy your own home, get professional guidance before taking the next step.
